In 2020, three of Georgetown’s most prolific construction, engineering and real estate minds joined forces and Seven10 Development Group was born.

In 1997, Dave started in the electrical trade. In 2002 he founded Fineline in California with two employees. In 2003, Fineline had quadrupled their volume and employee headcount grew to eight. Every year following Fineline had an increase in employees, business and revenue. In 2012 he obtained a General Contractors license to perform turnkey solutions for clients. These projects range from a few thousand dollars up to a few million. In 2013 he started DSC Construction with Scott Cooney to offer Demolition and Grading on Projects as well. Fineline relocated its corporate office to Texas in 2017 to expand the company. Since 2017 Fineline and DSC has grown to over 150 employees and does a variety of commercial work in both states.
While growing Fineline as a whole to an organization that employs over one hundred full time employees, Dave partnered with two others and created Seven10 Development in 2019 to perform turnkey solutions for clients. This platform takes a project from raw land to a finished project. Their current portfolio consists of multiple commercial properties in the Georgetown area.
Steve began his career as a military officer. He has a BS degree from the United States Military Academy at West Point and a Masters in Engineering Management from Missouri University of Science and Technology. During his last year in the Army, he managed a 400- person Batallion and $75M equipment deployment to Iraq during Operation Iraqi Freedom, as well as managing multiple wartime construction projects on various US bases on Iraqi soil. In 2005 he left the Army and began his civilian construction career. He gained expertise in site work, project management, and estimation acquired through his early work with Rodman Construction. In 2009, he began work with the US Army Corps of Engineers gaining vertical construction and renovation experience as he managed new construction projects and myriad complicated and environmentally sensitive renovation projects up to $100 million on Ft. Hood.
In 2018, he left the Corps of Engineers to found Benchmark Properties and Benchmark Consulting, doing financial feasibility studies and pro formas for development projects while building his real estate portfolio and managing his commercial properties on the beautiful Georgetown Square. During renovation of the historic Mileham building, located at Seven10 South Austin Avenue, he first interacted professionally with his future partners.
Josh has worked in the design and construction trade for over twenty-five years. He is a Principal Engineer with a degree from the University of Texas in Civil Engineering. Early in his career, he was employed at Turner Collie & Braden and subsequently at Kimley-Horn & Associates as a Design Manager and EIT. From 2008-2013, Josh was the Director of Pre-Construction Services at Embree Construction Group. In October of 2011, Josh and Michelle Baran started JAB Engineering, a civil engineering firm located in Georgetown, TX.
The company’s diverse clientele includes a vast variety of projects: tenant finish-outs, retail centers, storage facilities, gas stations, and high-rise towers in downtown Austin. Past and current clients include Ann Taylor, Public Storage, Murphy Oil, Flying J, Dollar General, and McCoy’s Building Supply. Josh specializes in entitlement work such as zoning, vested rights, and overall design management, including oversight of all design trades. He takes projects from start to finish.
